The description below outlines the primary purpose of this job.
The Operations Manager is responsible for providing both tactical and strategic leadership and guidance to the C&W Services Multi-Sites Engineering, Maintenance and Office Services Team for all efforts focused on developing, implementing, and/or optimizing the preventive maintenance program. He must ensure that the maintenance program is data driven and forward thinking to include leveraging the latest technologies and methodologies.
Knows and applies the fundamental concepts, practices, and procedures of spare parts management. Applies advanced skills appropriate to ensure service on critical Facilities/Utilities equipment.
Knows and applies the fundamental concepts of Reliability Based Maintenance and has significant on-the-job training or formalized education in specific areas. Contributes independently and with a team towards a program or department goal or service. Interfaces with external and internal customers and departments as well as external service providers. Provides technical coaching, training, advice and guidance to staff.
Responsible for maintaining and continuously improving the quality system and achieving quality objectives through daily actions.
Job Description

KEY ROLES & RESPONSIBILITIES:

  • Logical problem-solving skills

  • Understands, controls and manages the Account Budget.
  • Understands, manages and administers the Corporate Safety Program for self and account assigned employees for specific account.
  • Oversees, directs, and supervises the account's maintenance, engineering and office services team.
  • Maintains/monitors work schedules of all personnel, including the preparation and submission of weekly Payroll Time Sheets.
  • Resolves on-site service delivery problems
  • Oversee Maintenance and Facilities areas, including:
    • Coordinating repairs and continuously monitoring performance
    • Maintaining adequate parts and tool inventory
    • Performing equipment audits and record-keeping
  • Partners with outside contractors and vendors to ensure adherence to company policies and guidelines as well as ensuring compliance with stated scope of work expectations., analyzing cost estimates from outside contractors.
  • Oversee the coordination of building space allocation, layout, and facility expansion
  • Plan, budget, and schedule facility modifications.
  • Oversees and inspects the executed PM's, repairs, installations, modifications of all facility systems, infrastructure, and equipment to include heating, refrigeration, and air conditioning systems; electrical/electrical systems, circuits, and equipment; Deionized (DI) water systems and connected equipment; plumbing fixtures in heating, water, and drainage systems within the C&W Services Contractual Scope of Work.
  • Solid understanding in mechanical, electrical, plumbing, and equipment troubleshooting & root cause analysis.
  • Inspects, maintains, and inspects the preventative maintenance program on buildings and facility equipment as defined by Standard Operating Procedures.
  • Monitors environmental controls for all laboratory (if applicable) and office areas and oversees changes as outlined by Standard Operating Procedures.
  • Maintains accurate records of equipment and facilities maintenance activities in accordance with Standard Operating Procedures.
  • Analyzes usage of materials to identify opportunities for reduced costs.
  • Works with Maintenance Scheduler to ensure parts are available for planned work and identifies gaps in parts and/or material availability that could impact the business or project schedule.
  • Ensures proper parts documentation is obtained and maintained as required.
  • Assists in establishing reliability procedures, controls, and reporting systems
  • Assists in making reliability decisions by establishing, monitoring, and enforcing standards and procedures
  • Optimizes equipment effectiveness by establishing, monitoring, and enforcing reliability controls
  • Monitors and confirms equipment reliability by conducting audits and tracking performance using Key Performance Indicators
  • Ensures reliability of equipment by establishing preventive maintenance requirements and service contracts; identifying critical spares; evaluating new equipment and techniques
  • Performs root cause analysis on all major process interruptions to eliminate/reduce recurrence; initiating corrective actions
  • Develops and monitors a preventive maintenance optimization process to ensure continuous improvement.
  • Analyzed data and provides information and participates in the creation of reports for clients, including, but not limited to: Weekly, Monthly, Quarterly and/or Annual Business Reviews.
  • Participates in on-going management/technical skills development training programs;
  • Conducts orientation of employees, develops employees' skills/abilities, and performs semi-annual and annual employee evaluations.
  • Maintains effective on-going customer relations.
  • Coordinates and solicits special project work and initiates additional revenue services.
  • May perform other reasonable duties as required or assigned.
KNOWLEDGE/ SKILLS/ATTRIBUTES (required): The minimum education, knowledge, experience, skills and attributes required to perform the essential functions of this job.
  • Bachelor's Degree in technical discipline (Mechanical Engineering preferred) with minimum of 5 years of experience, Associates Degree with minimum of 7 years' experience.
  • Comprehensive understanding of reliability-based maintenance practices.
  • Hands-on maintenance experience
  • Both tactical and strategic knowledge of the principles of preventive and predictive maintenance, reliability-based maintenance, and asset performance standards.
  • Capable of interacting with multi-discipline teams including operators, technicians, engineers, supervisors, managers, directors and executives.
  • Computer skills with competency using standard software packages (MS Office preferred).
    • Experience with Computerized Maintenance Management Systems
  • Proficient mathematical skills.
  • Knowledge of regulated environments, to include FDA and EPA.
  • Proficient with word processing and spreadsheet. PowerPoint skills desired.
  • Proficient with building systems to include database, BMS, CMMS and CAFM software.
  • Ability to troubleshoot problems, and adjust settings and protocol as required.
  • Ability to diagnose and troubleshoot technical problems.
  • Knowledge of the maintenance tools, materials and test equipment.
  • Knowledge of repair, maintenance and installation techniques.
  • Ability to read, interpret and work from documents such as blueprints, wiring schematics, diagrams, etc.
  • Valid Drivers' License.
  • Fully vaccinated against SARSCoV2 Virus (COVID 19).

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate's experience and qualifications.

The company will not pay less than minimum wage for this role.

The compensation for the position is: $127,500.00 - $150,000.00
