Property Accountant

Responsibilities:

1. Maintain accurate and up-to-date accounting records for multiple properties within the portfolio.
2. Prepare monthly, quarterly, and annual financial statements for each property, including income statements, balance sheets, and cash flow statements.
3. Monitor and analyze property revenues, expenses, and budgets to ensure financial performance targets are met.
4. Coordinate with property management teams to review and approve invoices, rent rolls, and tenant billing statements.
5. Reconcile bank accounts, accounts payable, and accounts receivable for each property.
6. Prepare and submit tax filings, including property tax returns and sales tax reports, in compliance with local regulations.
7. Assist in the preparation of annual budgets and forecasts for each property, incorporating input from property managers and other stakeholders.
8. Conduct financial analysis and provide insights to support decision-making related to property acquisitions, dispositions, and capital expenditures.
9. Assist with year-end audit processes and provide necessary documentation and support to auditors.
10. Stay informed about changes in accounting standards and regulations affecting property management accounting practices.
11. Identify opportunities to improve financial processes and implement best practices across the property portfolio.
12. Maintain confidentiality of financial information and adhere to company policies and procedures.

Qualifications:

1. Bachelor's degree in Accounting, Finance, or related field. CPA certification is a plus.
2. Proven experience working as an Accountant in the property management or real estate industry.
3. Strong understanding of property accounting principles, including CAM (Common Area Maintenance) reconciliations, lease accounting, and property valuation.
4. Proficiency in accounting software such as Yardi, MRI, or RealPage.
5. Excellent analytical and problem-solving skills, with a keen attention to detail.
6. Ability to prioritize tasks and manage multiple deadlines in a fast-paced environment.
7. Excellent communication and interpersonal skills, with the ability to collaborate effectively with cross-functional teams.
8. Knowledge of tax regulations and compliance requirements related to property management.
9. Experience with financial analysis and modeling for real estate investments is preferred.
10. Ability to adapt to changing priorities and thrive in a dynamic work environment.
